One of the things I've noticed this summer is how selective buyers can be.

Not necessarily cautious. And not necessarily unwilling to pay. Just selective.

Over the past several months, I've watched some properties generate immediate interest while others struggled to gain traction. In some cases the difference wasn't price alone. It was how buyers perceived the overall opportunity.

The homes attracting the strongest response tend to share a few characteristics. They are well located, thoughtfully presented, realistically priced, and offer something buyers feel they can't easily replace.

That's true whether we're talking about a luxury oceanfront home in Spring Lake, a redevelopment opportunity, or a smaller property with exceptional character.

What continues to surprise me is how quickly interest can build once buyers identify a property as desirable. In an environment where inventory remains relatively limited, buyers often spend months waiting for the right opportunity and move decisively when it appears.

For sellers, it's a useful reminder that success is rarely driven by the market alone. Presentation, positioning, and pricing continue to matter enormously.

And for buyers, it reinforces something I've long believed: understanding value is important, but understanding competition is often just as important.
